I want here and now: Whether it is favorable to buy turnkey apartments in Ukraine


One of the main world trends in the real estate market of the developed countries of the world is sale not just of apartments under repair, and "apartments" with already ready and thought-over design repair. Similar approach to realization of the real estate is less popular in Ukraine than in the world. It is connected with the fact that existence of ready repair in "apartments" influences the final cost of 1 sq.m. for the consumer. It, perhaps, creates a certain psychological price barrier at buyers. For example in Turkey only ready housing already with design repair, the equipment and furniture is on sale. Such approach of construction companies to realization of new buildings is explained by an economic benefit for all participants of the market. First, the builder buys construction materials, the equipment and furniture not at retail, and wholesale in large volume, having exclusive contracts with the corresponding suppliers. Secondly, the design agencies develop unique options of design of apartments which consider features of plannings. In the third - repair work is performed qualitatively and up to standard by contractors of builders. This ecosystem considerably reduces the price and rationalizes process of creation of "apartments" which price, eventually is not much higher than the price of "boxes". Returning to the Ukrainian real estate market, buyers already got used that "boxes" without repair cost cheaper, than apartments in the secondary market. In this regard, often Ukrainians buy square meters from the builder, independently are engaged in repair, arrange well the new house. But if to look from the economic point of view at this process, approach of our southern neighbors seems more favorable. For example, the cost of 1 sq.m on average in the suburbs is 13,000 UAH, at a construction stage the apartment cost 9,900 UAH, work of repair crew with materials - from 11,000 UAH for 1 sq.m, plus should be added to it purchase of furniture, the equipment and plumbing fixtures, lighting, etc. So, the total minimum cost of "box" with the subsequent repair of the buyer will independently be 24,000 UAH for 1 sq.m without improvement of the apartment, and it is plus of 95,000 - 110,000 UAH to final cost. Besides, it is necessary to consider own expenses on time for search and control of repair crew, purchase and delivery of materials, the equipment, selection of the designer and тд. Besides, the average time of repair is 6 months. If you live in the leased apartment, for example in Kiev, the average price of 11000 UAH/month for the 2-roomed apartment with the communal flat, then during repair work you pay 66,000 more UAH. Total, "box" with repair by own efforts, we will tell 50 sq.m, will cost you 24,000 UAH (the price for 1 m of apartment repair).* 50 sq.m (the area of the apartment) 95,000 UAH (improvement) of 66,000 UAH (average rent of the apartment in Kiev on the 6th month) = 1,361,000 UAH = 50,000 US dollars.
